#1: Don't forget...you are renting out your house. This is your home, but it's important to eliminate the emotional attachment as much as possible. Unfortunately, from time to time things do break and get ruined, so avoid being devasted and remove everything from the house that you have a serious emotional attachement with or items that are valuable.
#2: Remove all highly liability items. Avoid a headache by removing all weapons, animals, or anything on your property that your guests could use to hurt themselves or others. You want to avoid being liable and avoid accidemts stress for occuring.
#3: Keep in mind your utility bills will be higher. Guests tend to not conserve because they aren't fronting the cost of the bills and they think in terms of comfort instead of conserving. We anticipate higher utility bills so we make sure to market your property at a rate that would cover all the costs and still earns you money.
#4: Understand your home owner’s insurance. Be sure to double check your insurance policy as every insurance has different coverage. Balboa Realty also requires all guests to pay renter's insurance or a security deposit prior to checking in so just in case we have you covered.
