As you shop around for a new rental property, it's important to take your time and find the right one. Do your research and ask all the questions you need to so you can make an informed decision. Before you sign on the dotted line and committ to a lease there are some important things you'll want to know. 1. What Is Included With Rent?
The biggest bill you will be responsbile to pay each month is your rent. Don't forget that although rent is the biggest bill it is not the only bill -unfortunately. Other bills include utilities such as water, electricity, gas, trash, wifi/cable etc. You want to be able to comfortably cover your rent each month with enough money left over to pay utility bills and other daily living expenses. You will often be responsible for setting up utilities, so either do it yourself or coordinate with your roommates.
2. Do I Have Parking?
In a populated area like Newport Beach, some properties come with parking while others do not. If this is a deal breaker for you be sure to communicate this in the beginning with your property management company. It is common for a rental to come with 1 parking spot, but if you have a roommate or 2, you'll have to come up with a way to share the parking. If your renta doesn't include parking, figure out what the street parking options are. You may find that street parking works and the added bonus of it is that it's free!
3. Will I Get My Security Deposit Back?
When you move into a new rental, you will be required to pay an upfront amount for a security deposit. Before you give your money away, make sure you understand what this means and if it is refundable when you move out. It's common for a security deposit to be given back to you after you move out under the condition that the rental is left in good shape. Look in your lease for the exact terms and if you're confused just ask your property management company.
4. What Can I Change In My Rental?
It's very understandable that when you move into a new place you want to make it feel like home. We all have our own styles, tastes and designs, but before your rip up the rug, paint the walls and nail in new art find out what will end up costing you money when you move out. A general rule of thumb is that you can do anything you'd like as long as you return the rental to it's original condition. Our advice is if you have an idea on an upgrade or decoration talk to your property manager first. They might think it's a great idea and even pay for it themselves.
