Be Present

If possible, have one of the members of your family available to go to the new home when the inspector is conducting the inspection. Showing up shows that you are truly involved in this process and really care about the home. It's also a good idea to be there so that you can discuss the report  in full. Sometimes an inspectors notes are unclear and sound worse than it actually is. Let the inspector do their job and don't interrupt them while they are looking around the house. When the inspection is done, feel free to ask the inspector any questions you may have and they will be happy to answer them.

Understand The Inspection Report

At the end of the inspection you'll receive detailed report summarizing the home's current condition. You will not receive a "Pass" or "Fail" mark because homes don't actually pass or fail a home inspection as many might have thought. Think of it as more of a report of varying degrees of a checklist they use to thoroughly look over the inside and outside of a home. Once the inspection is over and you have a full inspection report you can then make an educated decision on whether to proceed with purchasing this new house.
