Pretty close to perfection

Owner went the extra mile to assure this place has almost everything needed to add to our comfort. We loved the back patio the most sitting around the gas fireplace listening to the surround sound music. Location is very convenient, but it is in an area which is noisy on Friday and Saturday nights. Fortunately, you can’t hear any of it from the ground floor and closing the windows in the upstairs solves that problem. Overall, highly recommended.

Pros:
Perfect location between Fun Zone and beach. Upstairs patio was phenom for relaxing, bbq'ing, etc. Fire feature was great! 3 master bedrooms was great for the adults and 2 additional bedrooms for kids with separate bathrooms. 5 total full bathrooms was great to have after beach time. Kitchen had all the necessities (minus a good can opener). The floorplan was great for adults upstairs and teens downstairs. ;-) There was enough space that no one felt crowded. A washing machine and dryer upstairs and downstairs was also super useful. Finally, the property management checked in several times and was communicative.

Areas for improvement: There were only 4 rolls of toilet paper for 5 bathrooms for a 5 night reservation for 11 people. Additionally, there was one roll of paper towels upstairs, one downstairs, and 2 dishrags in the whole house. I would expect more for the price and number of days reserved. Also, for the price, I would expect more and higher quality towels. The towels were cheap and super worn.

Still a five star review, just suggestions for an improved stay. Would definitely stay again!! Thanks!

We absolutely loved staying at this home! It was beautifully decorated and had everything we needed. It had lots of bedrooms, each with it's own bathroom, which is really nice if you have a large group of people. Newport Beach Vacation Properties were quick to respond to any and all inquiries. A beautiful, emaculately clean home. Perfect for large groups or families. Great for entertaining with a comfy outdoor patio and outdoor kitchen. Instructions were easy and check in was seemless. Home is centrally located to beach, bay and Balboa Fun Zone. Can walk to all. Kitchen is well stocked w everything you might need.plenty of utensils, knives and pans. Not just the basics. Great that 3 bedrooms had en suite baths, but they do need curtains/shades on the windows. 2 car garage was a wonderful plus. Will Def plan to stay again. 5 stars

Everything was great. Only issue was figuring out the electronics, lights, heating and Air. However it was probably because we are all in our 60s celebrating our 45th HS Reunion. I bet all our kids could figured it out in 2 seconds.

Everything in pictures and even better. Loved that 3 of the 5 bedrooms have their own full bathrooms. All top notch appliances, Sonos sound system throughout the house and TV galore. Location is great for accessing the fun zone and ferry!

We had 11 guys in the home for a bachelor party and the house was perfect! Incredible patio/deck, 5 bathrooms, great kitchen. The pool table was a hit too. The location is great and walking distance to several restaurants, bars, the pier, and marina. Only comment would be to get curtains in the master bedroom bathroom. The neighboring property’s front entrance is in direct view and as we were taking showers, movers were going in and out bringing in furniture. The mirror directly reflects the view from the door Into the shower. No stars off here, just a suggestion to the owner/management.
Would definitely recommend this spot and stay again.
